Studios with Mezzanine – Rua da Moeda (Lisbon)

1) Reservations & Payments
Booking requirements
To make a reservation, guests must provide valid payment card details, including card number, expiry date and security code (CVC). By confirming a reservation, the guest accepts these Terms & Conditions.
Booking confirmation
After confirmation, the guest will receive an email with the reservation number, check-in/check-out dates, number of guests, and the Studio(s) booked.
Accepted payment methods
We accept Visa, Mastercard and American Express. Card details are required as a guarantee for the reservation to be considered valid.
Rate plans & payment schedule
We offer three rate plans:
1) Non-Refundable Rate (-10%)
- Available when booking at least 60 days before arrival
- Full amount is charged immediately at the time of booking
- Not refundable and not rebookable
2) Standard Rate (-5%)
- Available only when booking 45 days or more before arrival
- Payment is due 60 days before arrival
- Cancellation terms apply (see Section 2)
3) Standard Rate (flexible)
- Available at any time
- Payment is due 21 days before arrival
- Cancellation terms apply (see Section 2)
If payment is not received by the applicable due date, we reserve the right to cancel the reservation.
VAT
All prices shown include 6% VAT. If VAT rates change, we reserve the right to adjust prices accordingly.
Children / Infants
A baby up to 11 months stays free of charge when sharing the existing bed with parents/guardians. If you require a cot/crib, please request it in advance. Cost: €20/night (incl. VAT), subject to availability.
Pets
- Cats are not allowed.
- Dogs are only accepted (subject to prior approval) in:
- Superior Studio 6 with Mezzanine: 1 dog, max. 12 kg
- Deluxe Studio 5 with Mezzanine and Terrace: 1–2 dogs
- Deluxe Family Studio 7/8 with Mezzanine and Terrace: 1–2 dogs
- Premium 1 Bedroom Studio 9 with Rooftop Terrace: 1–2 dogs
Pet fee: €50 per stay (one dog). Dogs must be pre-approved. If a dog is brought without approval, we reserve the right to double the fee or refuse the stay.
Smoking / Drugs
Smoking is not permitted inside any Studio. Smoking is permitted only on balconies/terraces of units that have them (Studios 5, 6, 7/8, 9), using the provided ashtray.
The use of drugs is strictly prohibited in all Studios, terraces and common areas.
2) Cancellation Policy
By the guest
- Non-Refundable Rate: not refundable and not rebookable at any time.
- Standard Rate (flexible): fully refundable and rebookable until 22 days before arrival.
- Standard Rate (-5%): fully refundable and rebookable until 46 days before arrival.
By the property
In rare cases (e.g., urgent repairs, renovation works, government orders, extreme weather conditions, or disease-related events), we may need to change or cancel a booking.
If that happens, we will make reasonable efforts to offer a suitable alternative. If no alternative is possible, or if the guest does not accept it, we will refund the full amount paid. We are not responsible for additional costs or consequences arising from such cancellation.
3) Arrivals & Departures
Check-in
Please provide your estimated arrival time. If online check-in is correctly submitted, guests receive a digital key code for self check-in.
Check-in is from 16:00 onwards.
Early arrival & luggage storage
When staff is on duty (typically 09:00–18:00), we may offer free luggage storage, subject to availability. Storage is at the guest’s own risk; we cannot be held responsible for loss or damage.
Check-out
Check-out is until 11:00. The digital key code will stop working at 11:00.
Waste disposal
Guests are kindly requested to deposit rubbish in the public bins on Rua da Moeda (turn left when leaving the building; bins near the beginning of the street), or in the park bins when turning right.
Luggage storage after check-out
A self-service luggage storage room is available from 09:00 to 18:00. Storage is at the guest’s own risk; we cannot be held responsible for loss or damage.
4) Housekeeping
No daily housekeeping service is provided. For stays longer than 5 nights, bed linen and towels are changed once and at least every 5 days, free of charge (subject to staff availability). Basic supplies are provided.
5) Courtesy to Others / Noise
Please respect Portugal’s noise regulation (Decree-Law no. 9/2007). Please be quiet after 23:00, especially on balconies/terraces. Parties are strictly prohibited.
6) Data Protection
Guest data is treated confidentially and used for legal reporting to AIMA, in accordance with EU data protection legislation.
7) Liability
The property has insurance with Zurich. The property is not liable for loss, theft, accidents or damage caused by guests. Do not share the digital key code with strangers.
8) Access Rights
We will not enter the Studio without permission except for requested services, linen/towel change for long stays, emergencies or urgent maintenance.
9) Right to Evict
We may require immediate departure in case of breach of these Terms & Conditions, unsafe behaviour, serious property damage, exceeding occupancy limits, or bringing a pet without prior approval.
10) Force Majeure
We are not liable for events beyond our control (including natural disasters, epidemics, strikes, terrorist events, war, civil unrest, or failure of public services).
11) Miscellaneous / Commercial use
Commercial use is not allowed without prior written agreement.
